Most vacant home staging in Upstate South Carolina runs on a 35-day lease. Your furniture, art, rugs, and accessories stay in the home for five weeks from install day, and you can extend in two or four week blocks if the house needs more time.

That answers the question sellers ask first. The follow-up questions are where agents and sellers get tripped up. What starts the clock? What happens on day 36? What if the home goes under contract on day three? Here is how it works, in plain terms.

What the 35 days actually cover

The lease covers the furniture and the decor for the full term, not just the day the truck shows up.

When Staging House stages a vacant home, your price includes:

  • A design plan built for that specific house

  • Delivery and install, usually finished in one day

  • Use of every piece in the home for 35 days

  • Pickup and removal at the end of the term

Pricing runs $2,500 and up for the first 5 weeks.

One more thing worth writing down. The clock starts on install day. Not the day you sign. Not the day the listing goes live.

What happens if the home does not sell in 35 days

Nothing dramatic. You extend.

Extensions come in two week or four week increments. You tell us before the term ends, we update the agreement, and the furniture stays put. No second install. No new design fee. No gap where the house sits empty in the middle of a showing weekend.

The thing to avoid is silence. If day 33 arrives and nobody has said anything, we schedule pickup. Then a home that showed beautifully on Saturday looks like an empty box on Monday. Set a reminder for day 25 so you have a full week to decide.

What happens if it sells fast

Also fine, and it happens more often than you would think.

If you go under contract in week one, the furniture stays through closing as long as the term holds. You do not get a refund for unused days, and you should not expect one. The value is in the sale, not in the calendar.

Here is the part sellers miss. Do not schedule pickup for the day after inspection. Deals fall apart. If the buyer walks and the home goes back on the market, you want the staging still in place and the listing photos still accurate. Wait until the closing date firms up.

Why 35 days fits the Upstate market

Five weeks is not a random number. It maps to how homes actually sell here.

A staged home in Greenville, Simpsonville, Fountain Inn, Greer, Mauldin, Easley, Anderson, or Spartanburg usually needs about a week to get photographed, hit the MLS, and start pulling showings. That leaves four solid weeks of buyer traffic inside the original term. For a well-priced home, four weeks of traffic is usually enough to produce an offer.

Lake homes at Lake Keowee and Lake Hartwell often need more. Those buyers travel in, they shop a wider area, and their timelines stretch. If you list a lake property, plan on at least one extension and put it in the seller conversation up front. That is a much better talk to have in week one than in week five.

What the lease does and does not cover

Be clear with your seller on this so nobody is surprised on install day.

Covered:

  • Design plan, install, 35 days of use, and removal

  • Furniture, art, rugs, lamps, and accessories

  • One install day for most homes

  • Listing photography as an add-on

Not covered:

  • Utilities turned on during the term

  • Cleaning before install day

  • Landscaping and exterior work

  • Repairs flagged in the pre-list walkthrough

Power and water need to be on. We cannot install in a dark house, and buyers cannot tour one either. Cleaning happens before we arrive, not after. And staging works best on a home that is already repaired and ready. Furniture makes a good house look better. It does not hide a broken one.

How to time the install

Work backward from your photo date.

  1. Pick the day the listing goes live

  2. Book photos two or three days before that

  3. Book the staging install the day before photos

  4. Book cleaning the day before install

That order keeps the house clean, staged, and photographed in a tight window. The 35 days start working for you right away instead of burning while you wait on a photographer.

Staging House also shoots listing photos and lifestyle video as an add-on. Booking both together removes a scheduling handoff and keeps the whole prep sequence in one place.
