HOME STAGING

Greenville County homes are taking about 59 days to sell right now. Spartanburg County homes go under contract in about 37. Same region, same buyers driving the same interstate, very different timelines.
That gap is not random. It comes down to competition, price point, and how a home looks in the first five photos. Here is what is happening across the Upstate this fall, and what you can do about it before your listing goes stale.
The numbers behind the gap
A few things shifted this year, and they all point the same direction.
Greenville County active listings: About 6,269 homes, roughly 21 percent more than last year
Greenville County months of supply: About 4.1 months, up from 3.7 in March
Greenville median days on market: About 59 days, up from 47 a year ago
Spartanburg County time to pending: About 37 days
Statewide median days on market: About 71 days, up 6 percent year over year
Greenville has more homes for sale and a higher average price point. More choices means buyers slow down and shop. Spartanburg has a lower price point and less to choose from, so homes move faster.
Anderson and Pickens land somewhere in between. Lake listings on Hartwell and Keowee run on their own clock, since those buyers are often shopping from out of state and doing it entirely online first.
None of this is bad news. Prices across the Upstate are holding steady. It just means the old plan of list it and wait does not work the way it did two years ago.
More listings means more comparison shopping
When a buyer had three homes to tour, your listing got a fair look. When they have nine, they start cutting.
They cut from the couch, on a phone. They scroll your photos, and in about four seconds they either save the listing or swipe past it. Empty rooms lose that contest almost every time.
Here is what a vacant room does to a buyer:
Rooms look smaller than they are, because there is nothing to give them scale
Buyers cannot picture where a bed, a sofa, or a table would actually fit
Every scuff and every odd angle gets the spotlight, since there is nothing else to look at
Photos come out flat and cold, which quietly reads as a home nobody wanted
A staged room fixes all four at once. That is the whole job.
What sitting actually costs you
Days on market is not just a number on a spreadsheet. It is a story buyers read before they ever walk in.
Once a listing passes 30 days, agents start asking what is wrong with it. Past 60, the low offers show up. Past 90, you are usually cutting the price, and that cut is almost always bigger than staging would have been.
Run the math on a $450,000 listing:
One 3 percent price cut: $13,500
One more month of mortgage, taxes, insurance, and utilities: roughly $2,800
Signature Staging with Staging House: $1,800 to $3,000, with most homes landing between $1,900 and $2,100
Staging is the smallest number on that list. It is also the only one that helps you sell, instead of just lowering what you walk away with.
How Staging House handles a vacant listing
We do one thing, and we do it well. Signature Staging is full-service vacant home staging for Greenville, Anderson, Pickens, and Spartanburg counties. That covers Simpsonville, Fountain Inn, Greer, Mauldin, Travelers Rest, Easley, Clemson, Anderson, Spartanburg, Boiling Springs, and the lake markets at Hartwell and Keowee.
Here is how it works:
You call or email with the address, the price point, and your photo date
We review the home, then send you a quote with no guessing games in it
We stage the whole house in one day, in most cases
Your standard lease runs 35 days, with extensions in two or four week increments
If you want listing photos and lifestyle video, we add professional photography to the same job
One day in, and the house stops looking like a shell. It starts looking like a home someone would compete for.
If your listing is already sitting
You have more options than a price cut.
Stage the house, get fresh photos, and relaunch the listing. The buyers who scrolled past you in August have not seen the home you are about to show them. Agents who wrote the address off will take a second look when new photos hit their feed with real furniture in them.
Timing helps you here too. Buyers shopping in the fall tend to be serious, because casual lookers drop off once school starts. Fewer tire kickers, more people who need to be in a house by the new year. You want your listing looking its best while those buyers are the ones clicking.
In a market with 21 percent more homes for sale than last year, the listing that shows best wins. It really is that simple.
